What Glenmoor Houses Actually Need

Glenmoor is a different cleaning conversation than the rest of Canton, and the reason is the calendar. Most of Canton is mid-century or older housing stock. Glenmoor's houses went up from 1991 onward — the golf course opened in July 1992 and lots are still being built on — so what we are cleaning here is thirty-year-old masonry, not eighty-year-old masonry, and almost none of it is the chalky 1970s vinyl that dominates the rest of our residential schedule. Glenmoor Questions We Hear Most

My Glenmoor house is brick on the front and stucco on the sides. Is that one wash or two?

Technically one visit, but two methods, and it should be priced that way. Houses here were built from 1991 onward and mixed elevations are the norm rather than the exception — brick running into stucco running into a frame gable on the same wall. Those surfaces do not take the same solution or the same pressure, and stucco in particular will hold a cleaning solution far longer than brick will, so a single blanket approach either undercleans the brick or overworks the stucco. On the walk-through we identify each material and tell you the method and the number for each. If an estimate you already have quotes one flat price for the whole house without naming the materials, that is the thing worth asking about.

Are paver drives cleaned differently than the poured concrete ones?

Yes, and the difference is joint sand. Drives here are a mix of poured concrete and pavers on lots running from roughly a third of an acre to well over an acre, so this is measured work rather than a flat price. On poured concrete we use surface-cleaner passes at a pressure the slab can take. On pavers we work in controlled passes specifically to limit how much joint sand we pull out, and if the joints will need re-sanding afterward we tell you that up front rather than after — re-sanding is a normal part of maintaining a paver drive, not a sign something went wrong. Sealing, on either surface, is a follow-up once things are clean and fully dry.

Is thirty-year-old brick safe to clean, or does it need the careful treatment old brick gets?

It is safer than pre-war brick and it still should not be pressured. Glenmoor's masonry generally dates from the early 1990s forward, so the mortar has not had eighty years of freeze-thaw working on it and the joints are usually sound — which is a real advantage over the older parts of Canton. That does not make pressure the right tool. What is actually on the wall is organic growth and airborne dirt, and those come off with the correct solution and enough dwell time rather than force. We check joint condition and any coating first, and we keep the pressure off the wall entirely. Nothing is gained by hitting sound brick hard, and mortar is not something you get to undo.

We are still building. Is there anything worth doing before we move in?

Often yes, because construction leaves things on a surface that ordinary weather never would. Lots in the community are still being built on, and on a new build the usual candidates are mortar haze and splatter on masonry, footprint and tire staining on a brand-new drive and walk, and the general film that settles on an elevation over a year of trades working around it. New concrete is the one to be careful with: it needs time to cure before it is cleaned or sealed, so the right answer is sometimes to wait rather than to do it now. Why does only one side of my roof have the dark streaking?

Because that is the slope that stays damp. The community sits on 381 acres of mature former farmland, and the shaded and north-facing slopes on asphalt shingle hold moisture long enough for algae to establish while the sun-facing slope dries out and stays comparatively clean. It is a living organism, not dirt, which is why rinsing accomplishes nothing lasting and why the fix is a low-pressure soft wash treatment that kills it rather than pushes it around. It is also why the roof is never a pressure job: walking and pressuring shingle costs you shingle life, and on a roof this age that is a genuinely expensive trade for a cosmetic result you could have had safely.

Will the house look even, or will I end up with clean patches?

Even across the whole face, and in this community that is the standard we hold ourselves to rather than a nice-to-have. Glenmoor has published appearance standards through the community association, and a house cleaned in patches genuinely reads worse than one nobody touched — a bright section next to an untouched one draws the eye straight to the line between them. That is a real risk on mixed elevations, where it is tempting to do the easy brick and leave the awkward stucco return. We work the full elevation, including the sections that are inconvenient to reach, and if a section needs staging or a different method, you hear it at the estimate.

My lot backs onto the fairway. What happens to the water and the cleaning solution?

We route it deliberately, away from the course. On the homes along Glenmoor Road and Lochness Circle the property line runs into irrigated turf, and on that kind of lot rinse water will find the low ground on its own if nobody plans for it. We plan for it: we pre-wet and protect beds and plantings, we direct rinse toward the areas that should take it, and we keep it off the fairway, the ponds and the irrigated turf rather than trusting the grade. It is also why we walk a golf-frontage lot with you instead of quoting from photos — where the water goes is a question about your specific lot, not about the house.

What is the usual scope on a Louisville subdivision house?

Three surfaces, quoted separately. The asphalt shingle roof streaks on the shaded plane and is soft washed, never pressured.
