Terms of Service

These terms cover our website and the work we do for you. They are written to be read. If anything here is unclear, call or email us and we will explain it — that offer is genuine, and it is easier for both of us than a misunderstanding later.
They govern your use of the SurfaceWorks ProWash website and your engagement of SurfaceWorks ProWash Limited (“SurfaceWorks ProWash,“ “we,“ “us,“ or “our“) for exterior cleaning and surface restoration. By requesting an estimate, scheduling work, or using our website, you agree to them. Accepting an estimate or signing a Certificate of Completion through our website is a further, explicit agreement to them for that job.
Description of Services
SurfaceWorks ProWash provides residential and commercial exterior cleaning and surface restoration services in Northeast Ohio, including services such as roof and siding soft washing, concrete and driveway cleaning, patio and entryway cleaning, and related commercial exterior maintenance. Specific services offered may change over time and are described on our website.
Estimates and quotes
Every price we publish is the price for the work described, worked out from your home’s size and the surface being cleaned. When you get an estimate online, the price is built from your address: the county’s record of your home’s living area, standard siding, and ordinary access. The estimate says so, in plain words, right above the figure — that is what the price assumes.
Accepting books the work at this price. The figure on your estimate is the figure. If we ever need to change one — and the circumstances in which we may are set out under “How we measure” below — you are never told on the driveway. You get the exact adjusted price through the same private link, before any work and before any payment, and you either accept it there or cancel at no charge. Nothing is owed for an estimate you decline.
Once the price is confirmed, or once work begins, the price is fixed. Anything you ask us to add or change after that is written up as a change order with its own price, which you accept in the same way before we do it.
Sales tax is shown as its own line on every estimate and invoice, at the rate for the county your property is in. Flatwork — driveways, walks, patios and concrete — is not taxed in Ohio; other exterior cleaning is.
An estimate stays open for thirty days from the day it is sent. After that it expires and we will gladly send a fresh one. Until you accept it, we may correct or withdraw an estimate; once you have accepted it, the conditions above are the only way it changes.
If you accept an estimate in person at your home, Ohio’s Home Solicitation Sales Act gives you three business days to cancel, we give you the written notice that explains it, and we will not begin the work before that time has passed. Accepting through your online link, on your own device and in your own time, is your decision made away from the home, and the work can be scheduled straight away.
If we knocked on your door. When we come to you — a knock, a cold call, or approaching you at your property — rather than you contacting us first, that is a home solicitation sale under the Act whether you accept it at the door or on your phone shortly afterwards. Your three business days to cancel are counted from the day you accept, Saturdays included and Sundays and legal holidays excluded, and the written notice is attached to the estimate document itself so you keep it with the price. We do not start work before that period ends, and we do not ask you to waive it. You can cancel by telling us in any way you like — the link in your estimate, a reply to any message from us, 234-410-9200, or info@surfaceworksprowash.com — and you owe nothing.
Optional lines. A line marked optional on your estimate may be left off by you before you accept; the total on the estimate you accept is what is booked.
Counted items. Where a line is priced per item — garage doors, window openings — you may correct the count on your estimate before you accept it. The price per item does not change when you do, so the figure simply follows the number of items; and the total on the estimate you accept is what is booked, exactly as it is for any other estimate. A quantity we measured rather than counted, such as square footage or a length of gutter, is confirmed at the property rather than edited online. A corrected count may mean more time on site than the original visit allowed for, so we may contact you to agree a day before the work is scheduled; that does not change the price you accepted.
Electronic Signatures and Records
When you check the box provided while accepting an estimate, invoice, Certificate of Completion, or Change Order through our website, you agree that your typed name — and a drawn signature if you choose to add one — is your legal signature, and you consent to conduct that transaction electronically under the U.S. Electronic Signatures in Global and National Commerce Act (E-SIGN Act) and applicable Ohio law. You may request a paper copy of any electronically signed document, or withdraw consent to sign future documents electronically, by contacting us; documents already signed electronically remain valid and binding.
Calls, Texts and Email
We contact you about your estimate, your appointment, and your job using the phone number and email address you give us.
As part of the service we send you a note when we receive your request, your visit confirmation, a reminder the day before a visit, notice if a visit has to move, your estimate and invoice links, and a reminder while an estimate is still open. Each goes by text when you have agreed to texts, and by email otherwise. When you text our business number, our reply comes from that same number so the conversation stays in one place. Texts are not sent between 9 pm and 8 am.
Text messages are optional and separate. If you check the text-message box on our estimate, booking or callback form, you are agreeing to receive recurring automated text messages from SurfaceWorks ProWash about your estimate, appointments, and service, including a request for feedback after the work is done. Message frequency varies. Message and data rates may apply. Consent to texts is not a condition of purchase. Reply STOP at any time to stop them, or HELP for help. Stopping texts does not affect your service in any way — anything we would have texted, we email or say by phone instead. We do not sell or share mobile numbers or text-message consent with anyone for their own marketing.
If you gave us your number at your door. Whoever is standing in front of you ticks the box only if you say it is alright to text you, and we record the date, the address and who took it. The first message you get says who we are and how to stop, and we send nothing else until you have had it. If it was not alright, say so — we will take the number for the estimate and reach you by email or a call instead, and that changes nothing about the price or the work.
Change Orders
If the scope of a project changes after an estimate has been accepted or work has begun — for example, additional areas, services, or conditions discovered on site — we will document the change in a separate Change Order that references the original estimate or invoice. A Change Order does not alter or replace that original document; it is an additional agreement covering only the changed scope, and is subject to the same acceptance, signature, and payment terms described in these Terms. An accepted change order is billed on a new invoice or added to an invoice that has not yet been issued.
An issued invoice is not changed. If something on it needs correcting, we issue a credit note for the reduction, or a change order for the addition, so that what you were sent stays as it was and the correction has its own record.
Booking, Scheduling and Cancellation
You can book a walkthrough or a phone call on our website from the times that are actually open. A phone call is confirmed on the spot. A walkthrough is a request until we confirm it — you will hear from us, usually the same day. Booking a visit is not a sale and creates no obligation on either side; the estimate you accept is the agreement.
Your private link lets you change or cancel a visit yourself up to 24 hours before it; inside that, call us and we will sort it out. Service appointments may be affected by weather, access, equipment, or other circumstances outside our control, and we may move or cancel a visit for those reasons — we tell you as soon as we know. If you cancel the same day, or after we are already on the way or on site, we may charge a cancellation fee covering the reserved time and the travel. We would generally rather move the date than charge you.
Our Satisfaction Guarantee
If you are not satisfied with a surface we cleaned, tell us within 14 days and we will come back and re-clean it at no charge.
Roof soft washing has a 60-day window instead, because a roof keeps improving for four to six weeks after the visit. Treated moss and lichen die at the root and then release gradually with rain and wind — judging a roof at two weeks is judging it half-finished. If it has not come around within 60 days, we re-treat the affected area at no charge.
Separately, black streaking on a roof we soft washed is warranted for two years. If it returns within that time we re-treat the affected area at no charge. That warranty covers full roof soft washing only, and does not cover areas under heavy overhanging tree cover or areas where water pools rather than draining — both conditions re-seed growth continuously no matter how well a roof was cleaned. They are identified during the walkthrough and pointed out before the work, not after.
Washed siding can carry a one year regrowth warranty as well. It is sold on its own and is included at no charge with the maintenance plan. If organic growth returns on siding we washed within the term, the affected area is re-cleaned at no charge, up to two spot cleans of a quarter of an elevation each. It does not cover oxidized or chalked finishes, which are a condition of the finish rather than growth on top of it, or growth fed by a source still in place such as a leaking gutter.
Maintenance plan members carry three years on the roof instead of two years, on the same terms and with the same exclusions.
The guarantee covers cleaning. It does not cover things cleaning cannot correct: oxidized or chalked finishes, concrete scaling where the surface has already broken loose, failed paint or stain, and rust that still has an active source feeding it. Those are identified during the walkthrough and told to you before any work begins. The remedy under this guarantee is re-cleaning rather than a refund.
On oxidation specifically. A house wash is guaranteed like everything else. What it will not do is bring the color back on chalked siding — and the reason is worth stating, because it is not a get-out. The chalk is pigment that has left the coating under years of sun; aluminum manufacturers describe their finishes as formulated to chalk in a controlled manner, releasing powdery particles of pigment over time. A wash takes that loose powder off, which is ordinary maintenance and exactly what manufacturers expect. What no wash can do is put the pigment back, so a badly chalked wall comes out clean and can still look flat. Stripping the degraded layer with pressure or a stiff brush would take patches of the finish with it, which is why our soft wash is built to leave the finish alone. That is what the oxidation treatment is for, and why it is always performed after the wash: the state of a finish cannot be judged until the dirt is off it. Once the treatment is done, its result is covered by the same guarantee as the rest of the work. Heavily degraded siding improves rather than returning to its original color, and we tell you which of the two we expect before you agree to it. Elevations that need hand scrubbing are priced separately and agreed with you at the walkthrough before that work is done.
The Maintenance Plan
The maintenance plan is an annual add-on to your spring wash. It is not a separate contract and it does not commit you to future work: it is a service you add to an estimate, and it lasts one year.
What it includes:
- An autumn visit. Gutter clean-out at the single-story rate, up to 200 linear feet, with the debris bagged and left for you. Plus a spot re-clean of surfaces we already treated — the north side after a wet autumn, the shaded run of drive, whatever has come back.
- Next year's price, held. Your price is held for the same services next year, whatever happens to the published price.
- The siding warranty, free. Twelve months against regrowth on washed siding, which is sold on its own to everyone else.
- A third year on the roof. The roof regrowth warranty runs three years for plan members instead of two years.
- Priority scheduling. Plan members are placed first when the calendar is tight.
Gutter run over 200 linear feet, and two-story gutter work, bill the overage at the published rate. The plan is not a second full wash. The autumn gutter clean-out is at the single-story rate up to 200 linear feet; a longer run, or two-story work, is billed at the published rate for the difference and agreed with you first.
You pay for the plan with the wash, and it is refundable in full until the autumn visit has been made. You pay for the spring wash when it is done and for the autumn visit when it is done. We do not take money in advance for work that has not happened, and we do not keep a card on file. If you decide not to continue, there is nothing to cancel — the plan simply ends with its year, and the warranty terms you bought under stay as they were for the rest of their own term.
Adding the plan after your wash. The plan is normally bought with the wash it belongs to, and that is what holds your place in the autumn schedule. If you did not add it on the day, you may still add it from your private link for 60 days after that service. We show you the exact closing date on your estimate and in your private link rather than leaving you to work it out. Added inside that window, the plan carries everything it would have carried on the day: the autumn visit, next year’s wash held at this year’s price, and both regrowth warranties. After that date the plan is not available for that service — a return visit is still welcome, and it is a fresh visit priced at the published rate for the year we do it, with no price held.
Refunds on the plan fee. The plan fee is refundable in full, on request, at any time up until the autumn visit it covers has been performed. Once that visit has been performed the plan has been delivered and the fee is no longer refundable. Refunds are made by the same method you paid with wherever that is possible.
Sales tax on the plan fee. Ohio sales tax on the plan fee is calculated once, at the time the plan is purchased, at the rate for the county the property sits in. The autumn visit the plan covers is not taxed again when it is performed, because the tax on it was already charged and remitted with the fee.
Payment Terms
Payment is due according to the terms confirmed with you at the time you accept a quote, which will typically be upon completion of work unless otherwise agreed in writing (for example, for larger commercial projects, which may be invoiced on Net 30 terms). Invoices for completed work are issued directly from our records and may be delivered by email or a secure online link. We accept cash, check, and credit or debit cards, and can take card payment at the property when the work is finished. Full card numbers are never stored on this website. If an invoice goes unpaid we will contact you before doing anything else; an unpaid invoice may ultimately be pursued through the ordinary means available under Ohio law, but that is a last step and not our first move.
Late fees. Where an invoice allows a late fee, it is not added automatically. If a balance goes well past its due date and we decide to charge one, we assess it ourselves and it appears on the invoice as its own line, not taxed. You will always hear from us before that happens.
Overpayments, credits and refunds. If you pay more than an invoice is due, the difference is held as a credit for you and applied to your next invoice, or refunded on request. Refunds are made by the same method you paid with wherever that is possible.
Accepting an estimate or invoice, or signing a Certificate of Completion, is your agreement to pay the amount stated under the terms on that document. Signing does not give up your satisfaction guarantee. Signing confirms the work described was performed; if something is not right afterward, the guarantee below still applies for its full window. A concern about completed work is a service question and that is how we handle it — we would much rather fix the work than argue about the bill, and the two are separate.
Deposits
We do not ask for a deposit on residential work. Exterior cleaning is same-day work with no materials to buy in advance, so there is nothing to fund before we start — you pay once it is done and you have seen the result.
On projects at or above $1,000 we reserve the right to ask for a deposit of up to 25% to hold a date. In practice this is rare, and if it applies to your job we will discuss it with you before it appears on anything. A deposit request is not an amount you owe; a deposit you have paid is held for you and credited against your final invoice.
Property Access and Customer Responsibilities
You are responsible for providing safe and reasonable access to the property and surfaces to be cleaned, for disclosing known hazards or fragile conditions (such as damaged roofing, unstable surfaces, or sensitive landscaping), and for securing or removing personal property, vehicles, pets, and outdoor items from the work area before our arrival, unless otherwise arranged with us in advance.
Every project begins with a site-specific plan. For commercial and vehicle-heavy properties, we review drainage, nearby storm drains, access, operating hours, containment needs, and wastewater-recovery requirements before service begins. This description reflects our general working practices and is not a certification or guarantee of compliance with any specific regulation; compliance with local and state requirements remains a shared responsibility appropriate to the property and project.
What Cleaning Can and Cannot Do
We take reasonable care to perform services using methods and equipment appropriate to the surface being cleaned. Exterior cleaning and surface restoration can reveal or interact with pre-existing conditions — including aged paint, worn caulking, damaged siding or roofing, deteriorated mortar or concrete, and similar wear — that are not caused by our work but may become more visible after cleaning. We point those out during the walkthrough rather than letting you find them afterward. To the fullest extent permitted by Ohio law, SurfaceWorks ProWash is not responsible for pre-existing damage, normal wear, or conditions that existed before service was performed. Our liability for any claim arising from services performed is limited to the amount paid for the specific service giving rise to the claim. We are not liable for indirect, incidental, or consequential damages. Nothing in these Terms limits liability that cannot be limited under applicable law.
How we measure
Most of the prices on this site are worked out from a measurement of your own building rather than from an average for houses like yours. Where your estimate shows an outline of your property with square footage written on it, that is the measurement the price was calculated from, and it is what we hold ourselves to.
Our coverage is not identical everywhere. In some areas we hold a measurement of the building itself; elsewhere we work from its recorded size and its outline. Where we are working from the second kind, a measurement can occasionally differ from the building in a way that materially changes the work — a storey that is not in the record, a footprint that is not the one on file, or an elevation that cannot be reached from the ground.
A measurement of the building itself is taken from an aerial survey of the property, and a survey has a date on it. It describes the building as it stood on the day it was flown, which may be before an addition, before a re-roof, or before something was taken down. Where the survey could not see the whole of a roof — a tree over one slope is the usual reason — we scale the measured area up to allow for the part it could not see, rather than quote you for a roof smaller than the one we will be standing on. Both of those are assumptions, and either can be wrong in your favour or ours. So the rule is the same either way: what we find at the property governs. If the building and the measurement disagree, the building is right, and the paragraph below is how that is settled.
Some exteriors are quoted individually rather than from the published chart. Stucco and synthetic stucco need a different solution, a slower pass and more material than vinyl or brick, so where our record shows one of those we tell you on the estimator that the walls are priced for your house rather than off the chart, and we give you that figure before anything is booked. Every other service on the same property is priced as published.
Where we hold our own measurement, we stand behind it. A measurement only becomes the basis of your price when it meets our own accuracy standard; where it does not, the price is marked as subject to confirmation before you ever see it. And because these prices are set in size bands rather than by the square foot, a few feet either way does not move what you pay — a band has to be crossed before anything changes. If a measurement is ever disputed and the honest answer puts your property in a lower band, you get the lower band. We do not ask you to prove it and we do not split the difference.
In that situation we may send you a corrected price. It reaches you the same way the first one did, through your own private link, before any work is done and before any payment is taken, and you are free to accept it or to cancel at no charge and owe nothing. We will not raise a price once work has begun, we will not raise one at the door, and we do not treat this as a way to quote low. It exists for the rare case where the record and the building disagree, and it is the only circumstance in which an accepted price changes without you asking us to change it.
Photos and Testimonials
For both residential and commercial properties, we may take before, during, and after photos of a property in connection with an estimate or completed project for our internal records and quality documentation. With your consent, we may also use project photos, reviews, and testimonials in our marketing, including our website, Google Business Profile, and Facebook page. We will not publish a customer’s name, exact street address, or other identifying details alongside project photos without consent, and photos we publish have location and device metadata removed before they are posted. You may ask us not to use photos of your property in marketing, or to remove a photo we have already published, at any time, including after it has been published, and we will honor that request promptly.
For commercial properties, if your business has its own brand, marketing, or franchise approval requirements for how your location or signage may be shown publicly, please tell us in writing before we publish any photo of your property so we can follow them; absent that notice, we will rely on the consent given under this section.
Commercial Work: Surfaces, Water and Terms
This section applies to work at a business rather than a home. It sits here rather than in a separate agreement so that everything you are agreeing to is in one place.
Surfaces we clean, and surfaces we do not. We clean concrete, pavers, brick and stone, each by the method that suits it. We do not clean asphalt. Asphalt is a petroleum-based surface: the degreasers that lift kitchen grease break down its binder, and the pressure needed to move anything off it loosens the aggregate. Any asphalt on your site is listed on your estimate as excluded, with the reason, and it stays excluded even if it is added to a later revision by mistake. Where asphalt has a specific oil stain we can treat that spot by hand with an asphalt-safe cleaner, charged by the hour and quoted separately. Sealing and striping are a paving contractor’s work, and we will time ours around theirs.
Where the wash water goes. Ohio treats the water that comes off a commercial kitchen pad as industrial wastewater. It may not go into a storm drain, and using a biodegradable soap does not change that. On every visit we contain and recover the wash water and discharge it where we are permitted to — a sanitary connection on your site where your treatment authority has approved one in writing, and otherwise we haul it away, which appears as its own line on your estimate. What we need from you is access to the discharge point named on your estimate, and notice if it changes. If neither is available on the day, we will haul the water and the haul-off line applies.
The first visit and the ones after it. A first visit is a restoration clean and is priced as one; it is the visit that does the work. The maintenance price applies to visits made under a service agreement, and it is lower because the area is being kept clean rather than brought back. If an agreement ends, the next first visit is priced as a restoration again.
When we come. We work in the window shown on your estimate, which for most sites means overnight or on a day you are closed. There is no after-hours premium: those hours are simply when this work is done. We need the area clear of vehicles and containers where your estimate says so.
Terms. Net 30 from the invoice date unless your purchase order says otherwise. Put your purchase order number on the estimate before you accept it and it will appear on every invoice raised against it. Prices under a service agreement are held for the term shown on it.
Your service record. Every visit is photographed before and after, by zone, and dated. That record is yours: you can view it at any time and download it, and it is there if you are ever asked to show that the area is maintained. We keep it for as long as you are a customer and for two years afterwards.
Revisions. A commercial estimate is often revised before it is accepted. Each revision is numbered, and issuing a new one ends the previous one — an out-of-date link will tell you so rather than letting you accept a price we no longer offer.
Website Use
Our website and its content, including text, images, and logos, are the property of SurfaceWorks ProWash or its licensors and may not be copied or used without permission. Information on our website, including pricing, is provided for general reference and is subject to confirmation as described above.
Changes to These Terms
We may update these Terms from time to time. The “Last updated“ date at the top of this page reflects the most recent revision. Continued use of our website or services after an update constitutes acceptance of the revised Terms.
If Something Goes Wrong
Call us first. Most things are a misunderstanding or a spot we missed, and both are easy to fix — the satisfaction guarantee above covers cleaning we did not get right. If we cannot work it out between us, the section below applies.
Governing Law
These Terms are governed by the laws of the State of Ohio, without regard to its conflict-of-law principles. Any dispute arising from these Terms or our services will be resolved in the state or federal courts located in Ohio.
