We identify what every elevation is actually made of first, because vinyl, brick, stucco, painted wood and fiber cement do not tolerate the same thing. Plants and fixtures near the house get pre-wetted and covered. A cleaning solution matched to the material is applied at low pressure and given time to work, then the whole envelope is rinsed top to bottom with a fresh-water rinse that carries the solution off the surface and away from the beds rather than into them.

Every elevation is identified before anything is applied, because vinyl, aluminum, brick, stucco, EIFS, painted wood, cedar and fiber cement do not tolerate the same treatment. And the whole wall is cleaned together on purpose. Setting up, mixing, running hose and packing up is the same work whether or not the trim is included, and the soffit, fascia and gutter faces are reached on the same pass from the same standing position — so leaving them out would save about ten minutes and nothing else. It also looks worse: a clean wall under a dirty soffit band draws the eye straight to the band, and the black streaks people actually notice are on the gutter faces.

What to expect: Siding looks its best the same day. The one thing worth knowing beforehand is chalking: if a sun-facing wall leaves powder on your hand, that is the finish itself broken down rather than soil on top of it, and no wash corrects it — that needs oxidation treatment, and we will sort out which one you have before starting. Brick cleans at the same price as vinyl, with no material surcharge.

Worth adding: Roof Soft Washing. The roof drains onto the walls you just had cleaned. Doing the roof first, on the same visit, means the runoff lands on siding that is about to be washed rather than on siding that already was — and it costs less than two separate trips.

Oxidation Treatment

For chalky, faded siding. Always a second pass after the house wash — the state of the finish cannot be judged until the dirt is off it. Priced on the same home square footage as the wash. Heavily degraded siding improves without returning to its original colour, and it sits outside the satisfaction guarantee for that reason.

The house is washed first, so the treatment is working on a clean surface rather than on dirt. A dedicated oxidation product is then applied to the affected elevations and agitated by hand where the chalking is heaviest — south and west walls almost always need more work than north ones. Every treated elevation is rinsed and checked in daylight before we leave.

Vinyl siding is manufactured to chalk. Alside publishes it plainly: the finish is formulated to release powdery microscopic particles of pigment in a controlled manner, and they call it a self-cleaning feature. A soft wash takes that loose powder off, which is why the house looks cleaner — but it is deliberately designed not to disturb the finish underneath, and the color that has already gone does not come back on its own. Scrubbing it off is a separate job with a separate product and a lot more labor, which is why it carries its own price instead of being quietly folded into the wash.

What to expect: The difference shows on the walls that get the most sun, and it is a restoration rather than a repaint — the finish comes back toward its original color, not to brand new. How far it comes back depends on how far the chalking has gone, and we look at the siding and say what is realistic before you commit. Once the treatment is done, its result is covered by the guarantee like any other work.

Worth adding: House Washing. The treatment needs a clean surface to work on and covers the same elevations, so the two are one visit rather than two.

Roof Soft Washing

The roof material and its condition get checked first, along with where the water will go and what is planted below it. A roof-appropriate solution is applied at low pressure and left on the growth. Nothing is scraped, brushed or blown. Because roof work sends dislodged growth straight into the trough, the gutters are cleared out and every downspout is flushed to confirm it runs — that is part of the price, not an add-on to it.

Those black streaks are gloeocapsa, a living organism with roots in the shingle, and moss and lichen grip the granules directly. Pressure takes the granules off with the growth, and granules are the shingle's UV protection — you buy a clean roof and pay for it in roof life. Killing the growth and letting weather release it protects the shingle, and it is also what every major shingle manufacturer specifies. High pressure on a shingle roof will void a manufacturer warranty.

What to expect: This is the one service that is not finished the day we leave. Algae rinses off relatively quickly, but moss and lichen release gradually over roughly four to six weeks of rain and weather as the dead growth loses its grip. The roof keeps improving after the visit. If you need it looking its best for a specific date — a listing photo, an appraisal — plan backward from that.

Worth adding: House Wash. Roof runoff carries loosened growth down the walls, so the siding wants washing after the roof rather than before. Booked together it is one setup and one visit instead of two.

The area is cleared, then spots are pre-treated before anything general happens — oil, rust and tannin each need their own product and none of them respond to the one that lifts organic growth. The slab is cleaned in controlled overlapping passes with a surface cleaner rather than a wand, edges and transitions are detailed by hand, and residue is rinsed away from the house rather than toward it. An algaecide post-treatment goes down at the end.

A wand leaves stripes. It cleans a fan-shaped patch at whatever pressure it is set to, and the overlaps show as light and dark banding forever after in the right light. A surface cleaner holds a constant distance and constant pressure across the whole slab, which is what produces an even finish. Pressure is also the thing that ruins concrete: too much opens the aggregate, and once the surface is opened it holds dirt faster and takes salt deeper every winter after.

What to expect: Organic staining and general grime come up. What will not come up is scaling — where the top layer of concrete has already broken loose from freeze-thaw and salt — and no amount of pressure changes that, it only makes it worse. We will point out which is which on the walkthrough so you know what you are paying for.

Worth adding: Sidewalk & Walkway Cleaning. The drive and the front walk are read as one surface from the street. Cleaning one and not the other makes the difference obvious rather than invisible.

Condition, joints and drainage get assessed first, spots are pre-treated, then the flatwork is cleaned in controlled passes at a pressure the concrete tolerates and reviewed for consistency before we move on. Where flatwork meets landscaping or a different material, the transition is detailed by hand.

Concrete looks uniform and is not. Age, finish, how it was cured and how much salt it has taken all change what it will give up, and two slabs poured the same year at the same house can behave differently. Working to the surface in front of us rather than to a fixed setting is the difference between an even result and a patchwork. Drainage matters as much as pressure: solution and lifted soil have to leave somewhere, and that somewhere should not be a flower bed or a window well.

What to expect: Expect an even, uniformly lighter surface rather than a bright white one — concrete cleans back to its own colour, not to new. Shaded flatwork under trees will start greening again sooner than open slabs, which is what the algaecide is for.

Worth adding: Concrete Sealing. Sealed concrete holds its result up to about three years rather than one, and it keeps salt out of the surface over winter instead of letting it soak in. It is quoted per job, and it only works on concrete that is genuinely clean and fully dry first.

The patio material and its drainage are identified, accessible furnishings are moved clear, a suitable treatment is applied and the surface is cleaned at controlled pressure. On pavers the passes run across the joint lines rather than along or into them, and the surrounding surfaces are rinsed carefully afterward.

A paver patio is held together by the sand in its joints. Pressure aimed into a joint removes that sand, and once enough of it is gone the pavers start to shift, rock underfoot and open up further every season. Cleaning across the joints gets the growth out of them without excavating them. What to expect: If the joints were already depleted before we started, re-sanding will be needed either way and we will say so at the walkthrough rather than after. Polymeric sand replacement is quoted per job and is done after cleaning and before any sealing.

Worth adding: Concrete Sealing. Sealing a paver surface locks the joint sand down and slows the growth from coming back into it, which is where growth on a patio always starts.

The deck material, its condition and its fasteners get inspected first and accessible furnishings are cleared. A surface-appropriate treatment is applied, then the deck is cleaned at controlled pressure — worked with the grain on wood, and at low pressure on composite — and rinsed thoroughly. Any soft or failing boards we find get pointed out to you.

Wood and composite fail in opposite directions. Pressure across the grain on wood furs the fibres, and a furred board looks fine wet and terrible dry, then holds dirt and water in the raised grain from then on. Composite is embossed with a wood texture that is only a coating deep, and pressure scars it permanently in a way no amount of cleaning removes. Neither of those is recoverable once it has happened, which is why the pressure stays low even where a higher setting would be faster.

What to expect: Cleaning is not stripping. It removes growth, grey weathering and surface grime, but it will not take off failed stain or paint, and where a coating is already peeling the wash will lift what was already letting go. Staining and sealing are quoted separately and want a fully dry deck first.

Worth adding: Patio & Paver Cleaning. The deck and the patio below or beside it are seen together, and a cleaned deck over a green patio looks worse than leaving both.

Fence Cleaning

Both sides, standard residential height to six feet, by the run rather than by the square foot — it is a length you can pace out, and a price you can check before you call. Wood and cedar need a brightener and a neutraliser afterwards, which is real chemistry and is priced as its own line rather than hidden in the band.

The run is measured and the material identified first, because vinyl, aluminium, composite and wood are four different jobs. Plants and beds along the line are wetted down before anything is applied and rinsed again afterwards. A surface-appropriate treatment does the work and dwells; the rinse carries it off rather than blasting it off. Gates and hardware are checked as we go, and anything already loose or failing is pointed out rather than found later.

A fence is the surface that goes green first, and it is the one people stop seeing. It never fully dries: the bottom rail sits in wet grass, the north face holds shade all day, and both sides collect what the mower throws at them. That is an ideal surface for algae and lichen, which is why a fence often looks worse than the house it belongs to while the owner has stopped noticing it entirely. Cleaning it is also the cheapest visible change on most properties, because the whole run is seen at eye level from the street and from the garden.

What to expect: Cleaning is not refinishing. Growth, grey weathering and surface grime come off. A failed stain, a paint that is already peeling, or wood that has gone soft will not be restored by washing, and we will say so before we start rather than after. On vinyl and aluminium, chalking from years of sun may lighten rather than disappear.

Worth adding: Deck Cleaning. The fence and the deck are the same two materials with the same problem, done on the same visit with the same setup. Doing one and not the other is the version people regret.

Wood and Cedar Fence Brightening

The step a wood fence needs after the wash. Washing raises the pH of wood, which leaves it clean and grey rather than clean and warm, and stops a stain or sealer bonding evenly. A brightener restores the colour and a neutraliser puts the boards back where a finish will hold. Real chemistry, a separate pass, and priced as its own line rather than buried in the wash.

After the fence is washed and rinsed, a brightener is applied to the wood and allowed to work, then neutralised and rinsed again. It is a separate pass with its own product and its own dwell time, which is why it is a separate line rather than a bigger number on the wash.

Washing raises the pH of wood. Left there, the boards look clean and grey rather than clean and warm, and any stain or sealer applied on top of that surface will not take evenly or last. The brightener restores the colour the weathering took and puts the wood back where a finish can bond to it. This is real chemistry rather than an upsell, and it is the step most washing leaves out.

What to expect: The wood comes up noticeably warmer than it looked wet. It will not look like new lumber, and boards that have gone soft or cracked stay soft and cracked. If you are planning to stain or seal, this is the step that decides whether that finish holds.

Worth adding: Fence Cleaning. It is applied to a fence that has just been washed, so it is always the second half of that visit rather than a job of its own.

Gutter Brightening

The chemical treatment for tiger striping - the vertical oxidation streaks on the outside face that a wash does not remove. It is not the same as the gutter cleaning already included in every house wash, and it is not the same as the interior clean-out. Deeply oxidised aluminium is permanently etched and may only lighten; this brightens and restores it as far as the metal allows.

A dedicated oxidation remover is applied to the gutter face, allowed to dwell, agitated where the striping is heaviest, and rinsed. It is done from the ground where the run allows and from a ladder where it does not. On a two-storey run the work takes longer and is priced accordingly.

Tiger striping is not dirt. It is oxidised aluminium and the residue that road film and roof runoff leave behind, bonded to the finish, and soap and water will not shift it however hard you push. A pressure washer strong enough to matter would take the paint with it. The treatment breaks the bond chemically instead, which is why it is a separate service rather than something a house wash can be asked to do harder.

What to expect: How far it goes depends on how far the oxidation went. Deeply oxidised aluminium is permanently etched and will lighten rather than return to its original colour, and we will tell you which of those you are looking at before we quote it. This is also not the same as the gutter cleaning already included in every house wash, which is the outside face washed with everything else, and it is not the interior clean-out.

Worth adding: Gutter Clean-Out. The outside is being worked on from the ladder already, so clearing the inside on the same visit costs a fraction of booking it on its own.

Worth adding: House Wash. One visit, one setup, both buildings matching. Done on separate trips it costs more and one of them is always the newer-looking one.

Exterior glass is washed and the sill wiped down. Interior glass, track and sill detailing, and screen cleaning are each priced separately so you only pay for what you want. Solar panels are cleaned with no abrasives and no electrical or mounting work of any kind.

Glass is the surface a house wash cannot help. A soft wash rinses the walls and leaves the windows carrying whatever ran down them, which is why a freshly washed house can still look unfinished from the kerb. Screens are the other half of it: a clean window behind a grey screen still reads as dirty, and screens weakened by age or weather are handled accordingly rather than forced.

What to expect: Booked on its own there is a $149 visit minimum. Added to a house wash there is none, because the crew and the setup are already there.

Worth adding: House Wash. This is the add-on that finishes a house wash. The walls and the glass are seen at the same time, and doing one without the other is the most common thing people wish they had added.

Gutter Clean-Out

Clearing the debris from inside the trough and flushing the downspouts, priced per linear foot. Two things worth knowing before you book it: cleaning the outside FACE of the gutters is already part of every house wash at no charge, and this interior clean-out is included free with roof soft washing. The prices below are for booking it on its own.

Debris is removed from inside the gutter run, then each downspout is flushed and watched to confirm water passes through rather than assumed to. Where guards have to come off to reach the trough, they are removed and reinstalled.

A blocked gutter is a water-routing failure, not a cosmetic one. Debris in the trough backs water up until it spills over the front edge, and where that water lands is the actual cost — against the foundation, into a window well, or onto a walkway where it freezes. A trough full of wet leaves is also heavy, and that weight is what pulls fasteners out of the fascia over a winter. Flushing the downspout matters because a clear trough above a blocked downspout still floods.

What to expect: This is the interior. Cleaning the outside face of the gutters comes with any house wash at no charge, and the dark vertical tiger striping on the front face is a different problem again that needs its own product. If the roof is anywhere near due, book the roof instead — the clean-out is included with it at no extra cost.

Worth adding: Roof Soft Washing. A roof wash includes this clean-out for nothing. If both are due, the roof plus the clean-out costs the same as the roof on its own.

Nothing happens on the day — it is a term, not a service. If organic growth returns inside the twelve months on siding we washed, the affected area is re-cleaned at no charge, up to two spot cleans of a quarter of an elevation each. You tell us what you are seeing and we come and look.

Every competitor in this market advertises a warranty and almost none of them publish what it covers, which is how a five-year promise turns out to mean nothing at the point somebody tries to use it. The term here is short and the exclusions are printed with it, because a customer who can read the whole thing before buying it is the only one who can judge whether it is worth anything.

What to expect: It does not cover oxidized or chalked finishes — those are a condition of the finish rather than growth sitting on top of it, and the oxidation treatment is the answer to them. It also does not cover growth being fed by something still in place: a wall kept wet by an overflowing gutter is green again within weeks of any wash, so that section sits outside the term until the water is dealt with.

Worth adding: Maintenance Plan. The plan includes this warranty at no extra cost, so anyone buying the warranty on its own should see what the plan costs first.

In the autumn we come back for a gutter clean-out at the single-story rate, up to two hundred linear feet, with the debris bagged and left for you, plus a spot re-clean of surfaces we already treated. Next year your wash is held at the same size you paid for this year, whatever the published price has done. You pay at each service — never up front, so there is nothing to cancel and nothing held on file.

Exterior cleaning is not a one-off, and pretending otherwise is how a good result becomes a disappointing one eighteen months later. Growth comes back on a schedule set by shade and drainage, not by when somebody remembers to ring. The autumn visit exists because that is when the gutters fill and when the growth that will be visible next spring is establishing itself. Taking the money at each service rather than up front is deliberate on two counts: prepayment for work not yet done is a liability rather than revenue, and money collected at a customer's home is exactly the situation Ohio's Home Solicitation Sales Act is written about.

Roof soft washing keeps improving for four to six weeks as treated growth releases with rain and weather. If your roof has not come around within 60 days, tell us and we will re-treat the affected area at no charge.

The guarantee covers cleaning. It does not cover conditions cleaning cannot correct — oxidized or chalked finishes, concrete scaling where the surface has already broken loose, failed paint or stain, and rust with an active source still feeding it. We identify those on the walkthrough and tell you before any work begins.

Our warranty — did it stay clean?

If black streaking returning on a complete roof soft washing inside two years, the affected area is re-treated at no charge, with no cost share at any point in the term — no step-down, no percentage, no prorated schedule. Two conditions are excluded and we say so up front: heavy overhanging tree cover, and areas where water pools rather than draining. Both are pointed out before the work rather than after.

Maintenance plan members carry three years instead of two years, and the one year siding regrowth warranty is included.

How much does house washing cost?

Find your home's square footage in the table above and that is your price — $249 up to 1,000 square feet, $879 at 6,000, and a published number for every size in between. It is not a starting point and not a minimum. Your square footage is public record, so we can give you the price from your address without coming out first. One price covers the whole outside of the house: siding, brick, eaves, soffit, fascia, the outside of the gutters and downspouts, and the attached garage door. A second story does not change the price, and brick costs no more than vinyl.

How much does pressure washing cost?

It depends on the surface, and every surface has a published number above. A single-car driveway is $119, two-car $169, three-car $189. Concrete and flatwork run $119 for up to 500 square feet through $819 at 5,000. Decks are $149 to $429 by measured area, patios and pavers $169 to $429. Those are prices, not estimates — you can read yours off the table without calling anyone.

How much does power washing cost?

The same as the prices above — but the words are worth separating, because most companies use them interchangeably and it matters. Power washing uses heated water; pressure washing does not. We own a hot water machine, so we can genuinely power wash where heat helps — grease, gum, drive-thru pads, restaurant flatwork. Most of what a home needs is not a pressure question at all: it is the cleaning solution doing the work at low pressure, which is what protects your siding and your roof.

What if my job costs more than the published price?

The published price assumes normal access and typical staining. Steep grade, no water source on site, three-story elevation, heavy organic growth or a long hose run can raise it. We identify those on the walkthrough and confirm the final number with you in writing first — never a surprise on the day of service.

Is gutter cleaning included?

There are three different jobs here and they get mixed up constantly. Cleaning the gutter faces — the outside, what you see from the street — is part of every house wash at no extra charge. A gutter clean-out is the inside: the packed debris in the trough, and every downspout flushed to confirm it actually runs. That one is free with roof soft washing, because we cannot rinse a roof properly if the gutters will not drain, and leaving the debris there would just wash it back over everything we cleaned. It is a real service with a real price, and on a roof wash you pay nothing for it. Booked on its own, it is priced per linear foot in the table above. Gutter brightening is the third: the dark vertical tiger striping bonded to the front face is oxidized aluminum and road film, not dirt, and it needs its own product. No house wash removes it and it is never included.
