Roof Soft Washing in Youngstown, Ohio

The west-side and township neighborhoods were largely built from the 1930s through the 1950s, which means original-era siding, low-pitch asphalt roofs and concrete drives now three generations old — the classic combination of algae streaking, chalked siding and salt-scaled concrete.

Elsewhere the work divides between three-generation-old siding, low-pitch roofs and salt-scaled drives on one side, and executive-scale masonry with stone, stucco and painted wood on the other.

How we do it

Asphalt shingles are granular and layered — high pressure strips granules and shortens roof life. Soft washing removes organic staining without damaging the surface underneath.

  1. Inspect Roof & Surroundings. We check the roof material and condition, and identify nearby landscaping and drainage areas before starting.
  2. Low-Pressure Treatment. We apply a roof-appropriate soft wash treatment. Standard asphalt shingles are never cleaned with high pressure.
  3. Clear & Clean Gutters. The gutters are cleared out, the downspouts are flushed to confirm they run, and the outside faces are cleaned — all included in the roof price at no extra charge. Roof work sends dislodged growth straight into the trough, so leaving it there would wash back over everything we just cleaned.
  4. Final Rinse & Review. We rinse and review the result.

The method does not change from one town to the next — what changes is what we find when we get there. The full roof soft washing page has the rest of it.

What it costs in Youngstown

The 1920s Craftsman bungalows in Cottage Grove and Steelton and the ranches and split-levels in Kirkmere are {{price:house-wash:1000}} to {{price:house-wash:1500}}. The larger Victorian and Tudor houses around Wick Park and Crandall Park are often past 2,500 square feet, at {{price:house-wash:2500}} and up, with no separate charge for their two stories. The 1918 precast concrete panel houses on the Buckeye Land Company estate are washed at the same price as anything else their size — the material changes the method, not the rate.

Here is the whole table. Find the size that matches and that is the price in Youngstown — not a starting point, not an average, and not a figure that moves when we arrive.

Included: Gutter interior clean-out and downspout flush.

Not included: Steep pitch and heavy growth are quoted separately. Moss and lichen release gradually over several weeks of weather.

The roof material and its condition get checked first, along with where the water will go and what is planted below it. A roof-appropriate solution is applied at low pressure and left on the growth. Nothing is scraped, brushed or blown. Because roof work sends dislodged growth straight into the trough, the gutters are cleared out and every downspout is flushed to confirm it runs — that is part of the price, not an add-on to it.

Those black streaks are gloeocapsa, a living organism with roots in the shingle, and moss and lichen grip the granules directly. Pressure takes the granules off with the growth, and granules are the shingle's UV protection — you buy a clean roof and pay for it in roof life. Killing the growth and letting weather release it protects the shingle, and it is also what every major shingle manufacturer specifies. High pressure on a shingle roof will void a manufacturer warranty.

What to expect: This is the one service that is not finished the day we leave. Algae rinses off relatively quickly, but moss and lichen release gradually over roughly four to six weeks of rain and weather as the dead growth loses its grip. The roof keeps improving after the visit. If you need it looking its best for a specific date — a listing photo, an appraisal — plan backward from that.

Worth adding: House Wash. Roof runoff carries loosened growth down the walls, so the siding wants washing after the roof rather than before. Booked together it is one setup and one visit instead of two.

Mahoning County County sales tax of 7.50% is added at the bottom of the estimate, shown as its own line. On a $349 job in Youngstown that is $26.18.

Roof Soft Washing in Youngstown — common questions

Do you really travel to the outer cities, or mostly stay near Canton?

We travel. Cleveland, Solon, Youngstown, Mansfield, and Dover are regular work rather than exceptions. Because they are a longer drive, jobs in those directions are scheduled as full days or grouped with other work heading the same way, so there is a little less flexibility on exact dates. Larger and multi-surface scopes are the easiest to fit at that distance. Build the estimate and you have the price; we confirm a realistic window when you accept it. You can get your own number right now: the [instant estimate](/instant-estimate) prices your property from the address in about two minutes, and what you accept is what you pay.

Do you serve Youngstown and the Mahoning County area?

Yes. Youngstown and Mahoning County are within our range, and the work there leans toward commercial exteriors, storefront and sidewalk concrete, restaurant and drive-thru areas, plus residential house and roof washing. Because it is a longer drive from Canton, those jobs are scheduled as full days or grouped with other work heading that direction. An address is enough to price it online; we confirm a realistic window for that direction when you accept. My 1940s house has chalky siding, a streaked roof and crumbling concrete. What is actually fixable?

The roof, fully. The chalky siding is a different question: a wash takes the loose chalk off but cannot put the color back, because the chalk is pigment that has left the coating. The oxidation treatment is what improves that, and it improves it rather than restoring it. The third, partly — and that distinction matters before you spend anything. West-side and township Youngstown neighborhoods were largely built between the 1930s and 1950s, so original-era siding has chalked and needs oxidation treatment, and low-pitch asphalt roofs hold algae streaking that traps moisture against the shingle and shortens its life. Both come back. On concrete that old, organic staining and discoloration lift, but scaling — where the top layer has already broken loose — does not come back. No amount of pressure returns a spalled surface, and pressure is what accelerates it.

What about the larger older homes around Crandall Park or Poland Village?

Low pressure and correct chemistry only. Poland Village and the Crandall Park mansions are Victorian, Tudor and executive-scale masonry with stone, stucco and painted wood — and those materials each fail differently under pressure, so the method is chosen per material rather than per house. The Crandall Park–Fifth Avenue Historic District preserves the mansions of the valley's industrial executives, and Poland Village's historic center gives that community a comparable appearance expectation. Practically, that means conservative methods, generous dwell time, and a willingness to leave original material alone rather than risk a mark that cannot be undone.

I heard some houses here are made of concrete panels. Does that change the cleaning?

Significantly, and it is the first thing we check for in this valley. The Buckeye Land Company estate is nearly 250 houses built in 1918 from factory-produced precast concrete panels, National Register listed since 1982, and precast concrete needs a very different approach than brick or siding — misidentifying it is how a house gets damaged. So the construction type is identified during the estimate rather than on the day, and it is written down along with the method that follows from it. Precast is recognizable once you know to look: large flat panels with regular vertical joints, and no wood anywhere in the wall.

What does grease buildup actually do to a drive-thru pad?

It soaks in. Concrete is porous, and the oil and food waste tracked across a drive-thru lane penetrate rather than sit on top — which is why a pad can be rinsed and still look dark. Left long enough it also feeds organic growth and turns the lane slick, which is a liability question rather than an appearance one. Boardman is the strongest retail corridor in the valley and the natural base for that work, Austintown Plaza and the Four Seasons Flea and Farm Market add mixed commercial and market surfaces, and the valley's advanced-manufacturing base including Ultium Cells brings industrial pads where the same degreasing applies at larger scale. The [maintenance plan](/maintenance-plan) is built for exactly this: an autumn visit, next year's price held, and a longer roof warranty.

Do you guarantee your work?

Yes, on two different timelines, because roof work does not finish on the same clock as everything else. On any surface other than a roof: if you are not satisfied with something we cleaned, tell us within 14 days and we will come back and re-clean it at no charge. Fourteen days rather than a week on purpose — most people do not look properly until the following weekend, and a rain in between makes anyone doubt the result. On roof soft washing: 60 days. A roof keeps improving for four to six weeks after the visit as the treated moss and lichen lose their grip and release with rain and weather. Judging a roof at two weeks would be judging it half-finished. If it has not come around within 60 days, it gets re-treated at no charge. What the guarantee does not cover is anything cleaning cannot correct: oxidized or chalked finishes, concrete scaling where the top layer has already broken loose, failed paint or stain, and rust with an active source still feeding it. Those get identified on the walkthrough and stated before any work begins, so nothing on that list is a surprise afterward. Separately from all of that, there is a warranty. The guarantee above asks whether we did the job right; the warranty asks whether it stayed clean. Black streaking on a roof we soft washed is warranted for two years — three if you are on the maintenance plan — and washed siding can carry a twelve-month regrowth warranty, included free with the plan. Two conditions are excluded from the roof warranty and we point them out before the work rather than after: heavy overhanging tree cover, and areas where water pools rather than draining. Both re-seed growth continuously no matter how well a roof was cleaned. What the roof warranty covers, and how it compares to the five-year ones you will see online, is set out in [how to read a roof cleaning warranty](/learn/roof-cleaning-warranty-what-five-year-really-means). How long before black streaks come back after a roof cleaning?

They should not come back for years, and there is a warranty on it. Black streaking is algae, and a soft wash kills it at the root rather than rinsing it off the surface. If black streaking returns on a full roof soft washing within two years, the affected area is re-treated at no charge. Two conditions are excluded because they re-seed growth continuously no matter how well the roof was cleaned: heavy overhanging tree cover, and areas where water pools rather than draining. Do you come out to Carrollton and the rest of Carroll County?

Yes. Carrollton and the surrounding Carroll County communities are a regular run from Canton, covering downtown storefronts and small commercial exteriors as well as farmhouse washing, porches, and driveway and concrete cleaning. Rural properties there often mean longer drives and gravel-to-concrete transitions, which we account for in the estimate. Put the address into the instant estimate and you have your price on the next screen — we look the property up from public records rather than driving out to measure it. You can get your own number right now: the [instant estimate](/instant-estimate) prices your property from the address in about two minutes, and what you accept is what you pay.

Why does my 1970s Stow roof streak so badly on one side?

Because asphalt roofs on shaded north planes streak black with gloeocapsa growth, and on a low-pitch roof from that era the growth holds moisture against the shingle rather than shedding it. That is not just an appearance problem — moisture held against shingle is what shortens its life. The method is low-pressure soft washing that kills the growth and lets it release; walking or pressuring a roof that age takes granule off and is how a cleaning turns into a roofing conversation. We look at the shaded plane first and tell you what will clear and how long it takes.
